Rental Rates

Booking Conditions:

• Deposit: 40% of total amount (excluding security deposit) on booking. The booking will be confirmed once the deposit has been received

• Balance: 60% of total amount plus the security deposit to be paid no later than 8 weeks before arrival date

• Bookings within 8 weeks: full payment on booking. The booking will be confirmed once full payment has been received 

• We accept Visa, Mastercard, American Express, Diners Club, Discover and UnionPay (via a secure 256-bit SSL encrypted payment page), as well as interbank transfers in Euros or British Pounds (conversion to British Pounds on request)

Standard Cancellation Policy:

• More than 42 days before arrival - 60% refund (40% deposit non-refundable)

• 41 to 28 days before arrival - 50% refund

• 27 to 14 days before arrival - 40% refund

• 13 to 7 days before arrival - 20% refund

• 6 days to day of arrival - No refund

If you cancel your booking after the full amount has been paid (which includes the end-of-stay cleaning and security deposit), then this end-of-stay cleaning and security deposit will be returned along with any refund of the rental rate due

If you cancel after the arrival date, only the security deposit is refundable (less any necessary deductions)

The security deposit will be returned (less any necessary deductions) after departure and after the accommodation has been cleaned

Information for guests with a cancellation credit still held by 'Under the Oaks' due to booking cancellation during the COVID-19 restrictions (2020-2022):

A re-booking policy was implemented when guests or 'Under the Oaks' had to cancel a confirmed reservation due to Dutch or other governmental restrictions during COVID-19 (2020-2022): 

• If guests or 'Under the Oaks' had to cancel a confirmed reservation due to then current COVID-19 restrictions, the 'Cancellation Policy during COVID -19 (2020-2022)' covered the entire payment, including end-of-stay cleaning and security deposit (as shown in the time frame and percentage amounts below)

• The percentage of this non-refundable total amount is held by 'Under the Oaks' as a credit. This credit amount can be used as a new deposit when the guests re-book to a future date

• If the guests' booking had to be cancelled and the guests didn’t have any future travel plans at that time, then the credit amount remains indefinitely valid to use towards a new reservation at 'Under the Oaks’

• Please make contact in order to use any COVID-19 (2020-2022) cancellation credit still held by 'Under the Oaks'

Cancellation Policy during COVID-19 (2020-2022):

• 42 days or more before arrival - 60% refund of the entire amount paid (including end-of-stay cleaning, pet fee if applicable and security deposit) - 40% was converted into a credit

• from 41 to 28 days prior to arrival - 50% refund of the full amount paid (including end-of-stay cleaning, pet fee if applicable and security deposit) - 50% was converted into a credit

• from 27 to 14 days prior to arrival - 40% refund of the total amount paid (including end-of-stay cleaning, pet fee if applicable and security deposit) - 60% was converted into a credit

• from 13 to 7 days prior to arrival - 20% refund of the total amount paid (including end-of-stay cleaning, pet fee if applicable and security deposit) - 80% was converted into a credit

• from 6 days to arrival date (also after arrival date if stricter COVID-19 restrictions were implemented) - no refund - 100% of the total paid amount (including end-of-stay cleaning, pet fee if applicable and security deposit) was converted into a credit

COVID-19 cancellation & rebooking conditions:

• The credit amount consists of the cancelled percentage of the entire paid amount (including end-of-stay cleaning, pet fee if applicable and security deposit)
• The credit amount can only be used towards new bookings at 'Under the Oaks' (Diever)
• The credit amount can be used without time limit
• The credit amount cannot be paid out in cash
• The percentage of the entire amount originally paid by the guests (including end-of-stay cleaning, pet fee if applicable and security deposit) which was not affected by the COVID-19 (2020-2022) cancellation policy has already been refunded to the guests
